Why You Shouldn’t Sell Your Home Off-Market: Pocket Listings, Investors, Flippers, & iBuyers

If selling your home for the highest possible price is important to you, its critical to list your home for sale on the open market. Attempting an off-market sale is likely going to result in a lower selling price. This includes selling your home as a pocket listing, to investors or flippers off-market, or to an iBuyer.

There are many reasons why listing your home for sale is a good idea. It exposes your home to more home buyers, which creates an opportunity to receive multiple offers and create a bidding war. Even if you don’t end up with a bidding war, there is a strong possibility that you can find a buyer in the market who is willing to pay more than an off-market buyer.

Everyone loves a good deal. Given the opportunity, a buyer will try to purchase your home for the lowest possible price. If a buyer knows they are not competing with anyone else, they are more likely to offer you less money.

Having your home listed for sale gives you much more leverage in the negotiation as a seller. If a buyer is competing with other offers they are much more likely to write a higher offer price. This is the type of leverage that allows us to negotiate the highest possible price for our clients. To sell your home for more money it is extremely important to work with a real estate professional that has a strong marketing plan and negotiating skills.
