What is an Automated Valuation Model (AVM)?
An Automated Valuation Model (AVM) is a great first step starting point in determining what a home might be worth in today’s market. An AVM is a computer model that assembles public property records and proprietary data that is used to estimate a home’s value and possible selling price range. It’s important to understand that an AVM generated property value is not an appraisal or Realtor® Market Valuation Report.

How accurate are Automated Valuation Models (AVMs)?
An AVM is a great first step! Values generated are based on computer models that use data from public records and market trends. An AVM is considered to be excellent when it’s able to predict a sales price to within plus or minus 10%, more than 85% percent of the time. An AVM is not as accurate as an appraisal or Realtor® Market Valuation Report. Computers simply can’t take into account the many factors that determine how much a buyer might actually pay for a particular home.
How do I receive a more accurate estimate?
To receive a more accurate estimate of a property’s value it’s important to work with a real estate professional that will physically inspect the home. We’ll take into account other factors that greatly influence price such as; interior and exterior condition, upgrades, remodeling, unique features, neighborhood, location and schools.
