What is a Realtor® Valuation Model (RVM®)?

If you're attempting to make an important real estate related decision you need to request an RVM Report. An RVM® is a more advanced version of the Automated Valuation Model (AVM) used on many of the most popular websites. To increase accuracy the RVM® combines current Multiple Listing Service (MLS) data along with public property records. MLS data provides a decisive advantage with hourly updates, and forward-looking MLS data algorithms. An RVM® report is only available through a Realtor® and is not available on any website available to the public. The RVM® is continuously tested by leading independent testing companies and has consistently outperformed every competitive model since it was introduced. While these are results to be proud of, users should keep in mind that an RVM® is a high-quality version of a computer-generated AVM. 

What an AVM or RVM is not - a listing price, selling price, Competitive Market Analysis (CMA) or appraisal. All of which must be personally developed by real estate professionals. More differences between an RVM® and an AVM?

If you already received a home value from an AVM (Automated Valuation Model) on some other website that's a great starting point, but don't stop there! An AVM is simply a computer model that assembles public property records and other generally available information to estimate a property value. Use of public records data alone is a little like looking in a rear-view mirror. AVM data generally lags the market by 30 to 60 days and AVM tools are not licensed to use forward-looking MLS data. Surprisingly, an AVM estimate is generally considered good when it’s able to predict a selling price within plus or minus 10%, more than 85% percent of the time. That could easily be a $90,000 error one way or the other. The bottom line is that an AVM on the average is not as accurate as an RVM® (Realtor® Valuation Model) Report. Every home is different, and computers simply can’t consider the many factors that determine how much a buyer might actually pay for a particular home.\

How do I receive a more accurate home valuation estimate?

The first way to receive a more accurate value estimate is to work with a real estate professional who will do an on-site evaluation of the home. When you call a StellarQuest Real Estate agent, we’ll complete an on-site assessment so we can consider a significant list of factors that greatly influence a property’s value and what a buyer might be willing to pay. We’ll evaluate interior and exterior condition, floorplan, remodeling, upgrades, unique features, neighborhood, location, and schools. We also compare the subject property to similar properties in the area that recently sold, are in escrow or are currently listed for sale. Once the on-site assessment is complete, we’ll prepare a printed and bound valuation report, otherwise known as a Competitive Market Analysis (CMA), and a Realtor® Valuation Model Report (RVM®) will also be included.
